I just want to say that I've really enjoyed this thread over the years but M*'s revamping of the discussion forum and it's destruction of it's home site overall has really diminished my time here. The overall clunkiness wears on one after awhile. Anyway I get most of my info now from Justin Law's weekly CCC posts on SA. I'd like to do better but I feel that anything I attempt to post here has already been seen by this knowledgeable group.

Enbridge (ENB) reported DCF of C$2,051 million compared with C$1,863 million a year ago.

The company hiked the quarterly dividend by 9.8% to 81 Canadian cents per share. The raised dividend will likely be payable on Mar 1 to shareholders of record as on Feb 14.

Walmart Inc. WMT, -0.07% announced Tuesday that it has raised its dividend for fiscal 2021 to $2.16 per share, up 2% from the $2.12 per share in the last fiscal year. The fiscal 2021 dividend will be paid in four quarterly installments of 54 cents per share. The first payment will be on April 6 to shareholders of record as of March 20.

NHI, my favorite HC REIT, just announced it is raising its quarterly dividend from $1.05 to $1.1025, a 5% increase. This follows 5 year dividend growth of

Dividend growth is good, particularly for the HC REIT group....although its growth rate is slowing. But its one of the best 5% current yield stocks out there, IMHO.

Sherwin-Williams Co. on Wednesday said its board raised the quarterly dividend by 18.6%, to $1.34, from $1.13.

The Board of Directors of The Coca-Cola Company today approved the company’s 58th consecutive annual dividend increase, raising the quarterly dividend 2.5 percent from 40 cents to 41 cents per common share.

New dividend of $.2325/month is 3.1% above the dividend paid in the same month last year. Ex date is 2/28.

Leggett & Platt declares new dividend payable April 15th of  40 cents,a 2 cent or 5.3% increase. Annual dividends have increased for 49 consecutive years.

BPR - Brookfield Property REIT.    Increase to $1.33/yr from $1.32/yr.  Only a .76% increase.  Ex date 2/27.  Yields 7.1%.

Home Depot Inc. Tuesday said its board raised the quarterly dividend by 10.3% to $1.50 from $1.36.

The new payout, equal to $6 a year, represents an annual yield of about 2.5% based on Monday's closing price of $239.70, up from 2.27%.

The Atlanta home-improvement retail giant said the increased dividend is payable March 26 to shareholders of record March 12.

EPR increased its monthly dividend to $.3825 from $.375 for a 2% increase.  Doesn't take effect until March ex-date.

This is significantly lower than prior years.   Yields 7% at today's closing price of $65.65.

Lamar Advertising (NASDAQ:LAMR) declares $1.00/share quarterly dividend, 4.2% increase from prior dividend of $0.96.

Redwood Trust, Inc. (NYSE: RWT), today announced its Board of Directors has declared a 6.7% increase in the company's regular quarterly common stock dividend to $0.32 per share for the first quarter of 2020, up from $0.30 per share.

Yes, even incremental dividend growth, particularly in today's climate, is a good sign.

I've never been a fan of WPC, primarily due to their poor CF fundamentals trending. However, over the past three 4-Quarter periods, these metrics have shown improvement. (R4Q = Rolling 4 Quarter)

And then there's the interest expense as a % of CFFO + Interest. This shows how much of the REITs operational income is being consumed by the cost of debt.

Operational cash per share has shown a good up-tick over past 3 4Q periods while the interest expense has gone from dangerously high (read: flat dividend or dividend cut territory) to much more in line with other triple net REITs

My only concern is dividend growth

Here, WPC seems to be in trouble. The dividend to Net CFFO payout ratio has been improving from the low 90s to 86% over trailing 4Q, but still higher than O and NNN that are running in the low 70s.

What will be attractive to many will be WPCs current yield

This End of Year CY has been coming down over past couple of years, looking like its trending towards being in-line with O and NNN, but with the market decline, WPC has declined in price more than O or NNN. But with improving CF fundamentals, may be a better buy right now.

Some good news on the dividend side of investing.    JNJ announced a dividend INCREASE of 6.32%.

(JNJ) said Tuesday its board has approved a 6.3% increase in its quarterly dividend to $1.01 a share. The new dividend will be payable June 9 to shareholders of record as of May 26.
